    The industrial real estate market in Southwest Florida started off the year experiencing large amounts of negative absorption, rising vacancy and falling lease rates.

    However, as the year progressed capable tenants began to take advantage of the market opportunities, primarily during the second half of the year. Generous concessions and attractive rental rates were offered by landlords to attract new tenants and retain existing ones.

    Landlords in today’s market are beginning to understand what it takes to maintain occupancy; the recent stabilization in the overall vacancy rate is the result of many landlords doing just that.

    The leasing market generated the majority of the activity in the Southwest Florida industrial market.
